After traveling for 10 days in Scotland doing a wonderful tour with some friends, we arrived in Edinburgh and stayed for one night at Edimburgh Regency Guest House.There we found a warm and friendly hospitality. The rooms were tidy , clean and with every comfort. The breakfast had a plentiful choice . It was a wonderful experience for all of us and a perfect last taste of Scotland. Warmly recommended.

A very pleasant stay in a lovely house right on abuse route into town but walking distance to Haymarket. Very clean and comfortable. Our room had wonderful views over Edinburgh. The couple uncharged were very friendly and the cooked breakfast was excellent. We would happily return.

The hotel was spotless, well-appointed and tidy with friendly and attentive staff (owners?) A frequent bus service from a few yards along the road - with good-value all-day tickets - was handy if we didn't fancy the half-hour walk to the centre so location wasn't a problem.The only factor preventing a 5-star score was the breakfast, which was not up to the Full Scottish standard I expect.

I was looking for somewhere close to City centre, but near family and friends.The Regency was ideally situated, very reasonably priced and had everything I need/expect in a guest house.Very friendly and helpful staff and nicely decorated rooms.I would recommend to anyone. Thanks!!

The accommodation is in a good location.You can easily reach the centre of the city in a few minutes.You can enjoy the typical old style building.We'd prefer bigger rooms and mainly bigger bed,though. The staff is very nice! Thanks.Klara

Accommodation was very clean and hosts were very attentive. Cooked and continental breakfasts were good and met our needs. Ideally situated on a bus route to the city (10 mins)with stops being adjacent too, and 50 mtrs away. There were many pubs within a few minutes walk, including a gastro type. Also there is a cinema and other fast food places within 5 mins walk. Walking into the city took just 20-25 mins.

Good value guest house. The only problem, my own fault for not noticing on the website, was that I chose the only room with a private bathroom (good shower!), but not ensuite. Apart from that, breakfast excellent, room, small, but very clean and modern. Staff very pleasant. I would certainly recommend this guest house

Stayed for 3 nights 25th oct, staff extremely friendy nothing to much trouble, rooms clean and comfy, hair dryer/straighteners and iron board in all rooms, great choice for breakfast, cereal/cooked breakfast/toast/fresh fruit/yoghurt, sets you up for the day, would certainly recomend this hotel and would definately stay again.

We stayed in Edinburgh Regency Guest House this September for 2 nights. We had a lovely family room with 2 comfortable double beds. It was all very clean, breakfast was delicious and the staff very lovely and kind, and keen to help us walk around Edinburg. Definitely worth a visit, as a bus station is just in front and it is close to the city. Thank you very much!

The house is well located, with 2 bus lines to the city centre. The building was cosy. The bedroom was small but warm, clean and quite comfortable. We enjoyed our stay, the varied breakfast and the kind staff. I highly recommend it

Lovely little place to stay. I pleasant 10 or 15 minute walk from the Royal Mile and very easy to find. Our room was on the ground floor, a concern at first but it was very quiet and peaceful in the room. Comfortable bed, great full English to start the day and the one staff member we came across was very polite. Will recommend to others.

Nice decor, Clean & comfy rooms with all basic amenities. We stayed in family rooms which although are normal size but are airy & not at all cluttered. Helpful & friendly staff. Well located as there is a bus stop just 100 meters away & takes 10 minutes to town centre. Only thing is wifi didn't work well inside the rooms. Apart from that all good!

Very nice staff, clean room and bathroom and nice breakfast. Only 20 Minutes walk to downtown Edinburgh. All in all we were very satisfied. Parking was also very good. Even tough we already checked out we could leave the car for some hours while exploring the city.

Uma óptima estadia em Edinburgh. Recebidos com muita simpatia. Casa vitoriana , aconchegante , quarto relativamente pequeno mas muito bem equipado e de registar uma wc extremamente limpa.Um serviço de toalhas diário.É de registar a simpatia e disponibilidade de trato familiar da jovem recepcionista de origem espanhola. Se algum dia voltarmos será a nossa primeira escolha

This guest house is in a good location for access to Edinburgh City Centre. It is about a 20 minute walk to Princes Street or if your not in a walking mood there are two buses which run every five minutes into town from just outside the hotel.The hotel staff are friendly and welcoming. The room we stayed in was comfortable,well furnished and clean.Breakfast consisted of a full cooked Scottish or a continental style,or just eggs on toast if thats what you wanted.All in all a nice place to stay.

From: Brooklyn, New York USA -- I guess we're "mature" - all of 46 yrs!We only stayed at this wonderful establishment for one evening while waiting for our friends to arrive the next day - but my husband and I both agreed that when we return to Edinburgh (and we certainly will) we will stay here for our entire trip. For 95.00 we stayed in a very efficiently designed room - that was extremely clean & modern and supplied all the amenities necessary. I was impressed that in a relatively small room (about 14 x 14 ft?) we had a comfortable double bed (very decent mattress & linens) a desk for writing/vanity mirror, a small table and two chairs, the ability to tuck our suitcases on the side - without having to worry about tripping over them and the great little bathroom with shower. The walk up to the 3rd story was a little tiring - but not horrible. Both of the young ladies who checked us in & out were charming, helpful, gracious and allowed us to keep our bags there when we checked in early - until the room was ready & when we checked out to meet our friends and pick up the rental car. The breakfast spread was just fine & we even had a hot Scottish breakfast! It was an easy leisurely walk of about 15-20 minutes to the city centre - but the bus is right there if you're not up to walking. If you walk in the opposite direction - it takes you along great streets with local shops, boutiques and restaurants. We cannot recommend this B & B highly enough - stay here!!!!!!
